As part of The Tenancy Deposit Schemes Regulations (Northern Ireland) 2012 the Department for Social Development has introduced tenancy deposit protection for all tenancies in Northern Ireland where a deposit is taken after 1st April 2013. From that date all deposits paid under a tenancy should be protected in a Government authorised scheme within 14 days of receipt of the deposit.

What is it?
The Tenancy Deposit Schemes Regulations (Northern Ireland) 2012 aims to ensure that tenants who have paid a deposit to a landlord or letting agent and are entitled to receive all or part of it back at the end of that tenancy, actually get it.
Why is legislation needed?
The Department of Social Development believe that the introduction of the new regulations will encourage a more professional approach to tenancy deposit practice and minimise disputes. Tenants across Northern Ireland will also now be afforded the same protection as those in Great Britain.
